Rental Property Safety Checklist

Does anyone know where I can find a comprehensive checklist of safety-related items for rental properties?  

This is a list that I have come up with along the way (some of these came off the inspection report):

  • Inspect/clean chimney
  • Inspect/clean dryer vent
  • Exterior dryer vent guard
  • Smoke Alarms
  • Carbon Monoxide Detectors
  • Fire-Rated/Steel Garage entry door
  • Deadbolts on all exterior doors

Our second rental property is on the market and based on activity will probably be rented in a couple of weeks.  There was a strong gas smell in the house today (which is being investigated) and that made me realize that we don't have CO detectors in the house and should.  We'll be installing those tonight and also getting our contractor to install one in our other rented property when he is there tomorrow doing other work.

We also had an issue with the dryer vent being clogged in the first property (reported to us by the tenant) and we're having that taken care of tomorrow.  That's a major fire hazard, and somehow it was overlooked.  

So we are learning as we go, which normally I'm ok with, but not when it comes to safety-related issues and other people's lives.

So... anyone have any resources they can point me to or would be willing to share?
