I started in real estate investing about 5 years ago when I bought a BRRR row house in quiet Richmond neighborhood.

We bought a less than 10 year old home with 5 bedrooms for $100K. 

We bought our first duplex in October, 2017 and I can say without a doubt, it was all due to Bigger Pockets and these forums.

We bought the house in 2010 because it was the ugliest house in a great neighborhood.

If you bought a place for 325k, you would have about half of your eligibility left for another VA purchase.  

You should have never bought a single unit rental unit house unless you could start off with several. 

On the other hand, renters are paying the notes so who cares, and a 30 year note would mean lower montly payments, thus a higher monthly cash flow, more houses bought more quickly. 

I wish I had heard of househacking before we bought our house :( Now that we know about it, we're trying to find ways on how we can purchase a duplex to househack and rent out our current home.
