Follow up is the key now, give him a call in a couple days and just see if he's had a chance to consider your offer and then help uncover any concerns he has so you can address them.

Regarding the structure - So from what I understand - specific with Realty Shares the sonication is actually done under the 506(c) regulation - so they have the ability to solicited to the general public under federal law (if I'm not mistaken).

@Ned Carey  I know that the title co is responsible for the title search and uncovering any liens but my assumption is that the title company can only uncover what is in public record.

But as I am new to this and my MHP experience is limited, I'd like your opinions and help in asking the right questions to uncover the real facts, dirty details.
