Regarding the structure - So from what I understand - specific with Realty Shares the sonication is actually done under the 506(c) regulation - so they have the ability to solicited to the general public under federal law (if I'm not mistaken).

@Ned Carey  I know that the title co is responsible for the title search and uncovering any liens but my assumption is that the title company can only uncover what is in public record.
