The weed and drugs they are doing should be a clear indication of getting them out and getting other people in (however this looks for local city/county allow you to  get them out).

Regardless, I went to see the duplex and unfortunately there is a very large electrical plant directly across the street, so I have to cross it off my list.

I would encourage you to focus just as much on street smarts - what does and doesn't work in your local market, who can you call about that toilet, how will you answer the question about four pit bulls, etc. 

If it says, “I am a professional house flipper and intend to use the loan to purchase, rehab, and quickly resell 123 Main Street for a profit,” then this is a business-purpose loan.

Many homes on the same street are multifamily, and this property is optimized for a two-unit setup.
