Starting Mid-term Property Management Business
I’ve been working in property management/real estate since 2020 and really want to try my hand at starting my own company. Even if I start with one property and work my way up from there, I’m certain I can be good at it. I also have a degree in Business Administration with a major in marketing and minor in management.
Hoping to start in furnished rentals in the Fort Lee area of VA for military students.
Any advice?

@Jamaica Perry to build on what @Nathan Gesner stated:
50-100 properties may require you working upwords of 80 hours/week
What licensing do you need?
I managed 100 units with a 40-45 hour week. I needed an assistant by the time I reached 140 units. It really depends on how efficient you are with your work, but it definitely gets busy at 100+ units.
Jamaica, I forgot to address the "mid-term rental" issue. Anything renting for more than 30 days at a time is considered a long-term rental by law. Mid-term is just a made-up name used to sell books and make people think they have something unique. Make sure you are applying long-term rental laws and practices or you will get yourself into a pickle.
