Once all the big hedge funds came down a few years ago and started soaking up as much inventory as they could, all the mom-and-pop investors followed.

My Chattanooga duplexes were my first investments EVER (excluding my house hack), and it threw me in the ringer, for me personally struggle, and fear of loss puts me into fight or flight and I soak up knowledge and networked like crazy to make sure my investments would come out ok! 

However, the most likely thing is that the cracks just soaked in a lot of the stain and that the wood eventually sort of spit some of the stain out.

I am ready soak up all the information that I can to become a successful investor. 

There's no "seed" money to get them started. 

Three tier system I came up with.1 - Setup an investment with part of the seed money (in this case $500k), that pays for the cost of the seed money and the investment.

that's a lot of bread to get the leads.. so you need tons of seed capital.those that have little to no marketing money to start .. pretty tough unless you bag a deal right out of the gate to keep you going.its the same for real estate agents getting started in that industry.. when  I had my shops and interviewed new licensed agents it was something we talked about.. you need ONE years of living expenses in the bank to even think about starting in this business.. same with wholesaling.. to try to do it with no money while it can be done .. flame out is virtually assured because of lack of capital in your small business.
