Those who are getting the returns you desire probably understand how to execute a well conceived system, and it's quite possible it works only for them or their market.So to answer your question, if you wanted my opinion on the best return, I would find it very difficult to say anything beats what I offer, but of course I'm just another biased blowhard!

In my experience, it's usually quite a pain to separate heating systems between units if it wasn't built this was initially (as in, you'll probably end up having to run new entirely new plumbing for the system--which, for a hot water system, is conceivably, fo a steam system could be a lot of work).
