I have an half acre I want to sell to pay down a loan for another home that I have an accepted offer on. Am I too late?

You can do a Reverse 1031, whereby you buy the replacement property prior to selling the existing. Not sure on the exact procedures. I can't tag Bill Exter, maybe someone else can.
