So I've missed out on 2 good opportunities so far because i didnt have a ton of money upfront. I just can't seem to break the cycle. How did you get the money for your first deal?

Currently we are under supplied and I do not see us being over supplied unless there is a major shift in the economy.

So we did go with a model that can use a key, but purchased the Kwikset due to us being able to rekey it ourselves or have a handyman do it in the future.

I see two scenarios, one being a limited partnership or LLC where we are the general partner/member and partners who are helping us being the limited partner/member.

Any tips with us being in such small areas?

Lockbox is on the door so our handyman can take care of a few repairs without us being there.It seems like it should take very little ongoing effort if we lease to a good tenant, so paying a PM might not be worth it.

Many view that as the turning point for MH, when it finally got over the hump if you will.  

I've still only brushed the surface and have a ton to learn but for me personally... that was the first real "hump" to overcome. 

Due to us being fortunate enough to obtain scholarships for our undergrads, we have been able to pile away more than enough cash to keep a hefty emergency fund, pay closing costs on a large duplex, and even be ready to find another deal in Middle Tennessee!
