Depending on how you plan to allocate your overhead (for instance- if hours are you main cost driver), you may want to integrate with some other apps on the platform.You may want to speak to an accountant that has worked with implementing these types of systems (apps + job/project costing + class tracking) as they could help point you in the right direction.

-To be competitive in the resale market, both units need:  full kitchen and bath remodel; new flooring; new paint; new window fixtures; some / all new internal doors; popcorn ceiling scrape and paint; new light fixtures; likely new water heaters.My experience tells me that each unit can be fully remodeled for between $20k-$30k.Seller says that each can be fully renovated and be market-competitive with only $5k.

Each county and city has their own point of sale requirements and many of the water/sewer districts have requirements for sewer lateral tests and clearances so you need to make sure who ever helps you is aware of ALL of the paperwork that needs to be in perfect order, not just the contract.

I have a pretty good system of letting interested applicants that I've had a quick phone screen with use a lockbox to take a peek at the home to make sure it fits their needs, and I then email them an application.
