Capitol Partner for a new Homebuilder

There is a need and shortage of 300k - 400K housing in the area I live in, far west suburbs of Chicago.  I have some good potential lots and would like to start building.  I have been a Carpentry/ General contractor for 15 years now.  So I have experience in the field.  I also have my own money to fund 1/3rd of the first deal.  I just finished listening to @Jay Hinrichs BP podcast and liked his method of being a Capitol Partner.  So does anybody know or have any advice on finding a capitol partner that would be interested in new home construction.
