This month, my property manager informed me that when she spoke to the tenant he indicated that he paid rent for March and April to the previous owner.

So I bought a fixer upper single family house that was previously split into a duplex with the intentions of getting it rent ready and putting a mortgage on it to do a BRRRR strategy.  

I would do some research on agents in that area and if possible, talk to previous clients of theirs. 

I am a recent college grad in Political Science.  

I hope to use the rest of my time in college to add to my toolbox of information and use BP as a major source for that.

@Maria HintonMost of those "guru" speaking programs are focused on parting you from your capital ... whether you learn anything of material and become successful in investing is somewhat secondary.If you want to learn about real estate in a classroom-type setting, I would suggest auditing a course on real estate at a local university or community college.
