I am very good at renovating(not a contractor though) and I want to use these youthful years I have towards working hard physically and mentally to achieve my goals .

I don't have Storage or commercial, but do have SFR, Apartments and Mobile home parks, and I would agree, on the front end the parks eat up time if there is a lot of physical distress, but once stabilized, not too bad, especially if you just own the pads.  

Of the 10% about 6% are EXISTING brick and mortar companies expanding their online presence.Online only companies that are small are currently using a loophole where they pay no sales tax if the company does not have a physical location in the state.

Also make sure you know the problems with the physical structure and what they will cost to correct.  

I'm looking to physically move from zip 29642 to 28806, but thanks to Bigger Pockets, I want to capitalize on this opportunity by doing a long-term lease out of my current property here in Powdersville/Easley (29642), do a HELOC househack to get me into an FHA loan on a property in Asheville.

When forming an LLC in a different state, you can either file for the LLC in that state as a foriegn LLC(you'll need a registered agent and physical address for your business there).
