I live in Orange Park, Florida (pretty much Jacksonville, Florida).  

The spreadsheet works through all the expenses and spits out a summary in orange basically outlining where we would stand in 1 and 3 years along with the outlay required.

Considering that we'll be moving from Orange County CA, we'll be able to buy a better house (with better local schools) for the same price that we sell our current 1200 sq ft dingbat house here for!

They might have a full time handyman, blanket insurance policies, referrals and tenant overflow from other buildings they own, so you might be comparing your situation to theirs and that could be apples and oranges.

I was informed over the weekend that the orange message was not working correctly, as even if members clicked the remove X button, the message would re-emerge the next time the user logged in to the site or at other random times.

I did a direct mailing using what everyone uses, Yellow Letter, in Orange County, CA early last year.

I am glad that you had a good experience and I will probably try it in Orange County market to see what I get.
