I think I now have added value in that the basement could be a third bedroom (if I put in an actual closet).I believe I can rent this house for $750 - $800/mo given the area when it's time for house number two, but here comes my quandary: I'm still paying down debt from the divorce (car loan and credit cards).

We have healthy credit card limits and this is what covers us right after we bought a house.When we get out of the acquiring staging we plan on keeping 20k in our reserve account and use the rest to pay off the houses.As you can see each from all the other responses each person has their own strategy.
