The key is leaking money out of your IRA (QRPs) slowly so your AGI stays under 340k married filed jointly. 

Adding you as owner occupied coborrower probably not going to make sense.Mark the contract as investment and be joint tenants.

I would suggest checking out a few different brokerages to find the most competitive rates and transfer any individual or joint taxable accounts over to that brokerage.

Create an LLC, do a joint tenant venture, what type of lending we need etc.

If there's a joint meter issue, just bump the rental rate up a little.

If you want to remove the shed, you can probably get a mini excavator in there to just pull up the busted pieces since I see a control joint at the front of the driveway/carport area.
