Mini Storage only 4,000 SQFT

Hello, 

Depending on my feasibility report, I will be having a 2,000 sqft mini storage facility built on my 4,000 sqft lot. My question is:

1) Does anyone have experience with a tiny mini storage facility and whats your thoughts on risk & return?

2) What size units should I build and how many? Building will be in an "L" shape. The lot is 100ft long by 40 ft wide.
