I've read so many  posts lately and honestly a lot of them are intimidating but I'm hoping to gain the knowledge and wisdom through more reading and with your guidance.one "problem" that we are running into are how to fund real estate property.

However, you have to bring certified funds to the auction - so how can you accomplish this? 

My company doesn't care to get into residential agency, which is why I'd rather not mix the funds.

Funding is still an issue we are working on as well as finding a contractor to double check our numbers to provent hidden repair costs. 

stay away @Judy Le  that just smells 'not legal' and when you mess with federal govt funds, you do go to jail/prison.

My partner and I are eager to get started but we have limited funds and we'd like to use private money (if we can find any lenders) to fund these deals but then how do we prove that we are worth lending to without any deals?

If not is there a work around to sell house without using my own funds to payoff the redemption note?

Hi @Renata McCulloch & @Cameron Sigurdson to get a good quality note you should be prepared to have more like $50K available, although your IRA can partner with another party to combine funds to take down a note via joint venture.
