Maybe I'm bias because in lending we have to do one for every loan.Your plan will vary based on the audience obviously, but here's a jist to start with:What you're trying to accomplish (summary)Who you are (sell your management skills)detail of the business model in question (location, financials)SWOT (strengths, weaknesses, opportunities, threats)risk mitigation (every "what-if" you can think of and the plan to correct, exit strategies, etc)Where your partners fit in organization structure (who owns what, outlay where everyone's risk is spread)This is obviously not complete, but should get you started.

This is something I frequently see when reviewing opportunities:Travel and inspection costs / Asset due diligence                         $200K $300K etc.Now, if the entity is purchasing 1 or 2 assets, how much does travel, hotels, etc. cost? 

I know many lenders as I frequently refer clients to them and can assist you.You will also want a tax advisor on your team as well.

That's a huge misconception frequently discussed on these forums.

A client of mine asked me something I've never done before: to sell a 25 acres property in South America, with a course of water and an old abandoned house in it.Also he asked me to reach a wide international audience to seek how far the offers could go. 

If a person is hopelessly addicted to alcohol  it will likely show up in other areas like frequent job loss or moving around also a poor credit score all things that can indicate irresponsibility .

Since all my family still resides in Texas and I am there frequently, I am wanting to make that my first property.
