If you have access to the MLS, look at houses that have sold within the last 6 months within a half mile or so, with similar square footage, number of beds/baths, style, etc.

There are 2 2-bedroom 2 bathroom homes side by side one going for 65000 with 965 sq ft and the price per square ft in the area is about $106, and the other one going for 67900 with 675 square ft.

If the MLS stated the the square feet listed is "AS PER PUBLIC RECORD", you probably should have performed your due diligence and found out what it was.Usually during a purchase transaction, an appraisal is performed that will have more accurate sq ft numbers.
