I have a friend who invests in mobile home parks and he said something similar with Walmart. 

A good market for me includes at least 1Million population with low unemployment, good jobs, cheap houses and business friendly and fiscally responsible city / state (check their credit rating).

They frequently have 30/40% off deals though.
