So, do the work; apply with the state, pass the exam, get fingerprinted, put your license with a firm, and join the professional organizations required to practice real estate in Florida. 

Having your financials organized each month via rent roll will give you a great look at the monthly costs as well.

Get a large binder and stay organized. 

@Giovanni Cardenas, As surely as multiple organs are all working simultaneously...you have to ride those horses simultaneously....never stop finding funding, never stop finding buyers, never stop marketing, never stop diligently seeking deals...unless you chose to retire or have trained someone to do it on your behalf...or both.

If you’re in the south end I’m sure there are plenty of volunteers down there as well. 

If it's a larger organization, feel free to inquire about their different staff qualifications.2.

If I were just starting out I'd find a landlord with a few rentals in my college town and volunteer to mow his lawns or do general maintenance for him.

But if you present your deals in an organized and professional manner, I am sure you will be able to find someone who will lend you money. 

@Gayle Eisner I much prefer to run credit and BG checks that I organize not ones that are brought to me.
