Still good for a cash out but I may end up leaving a little bit of money in the project

I can fund the project with a conventional loan of 30years with 20-25% down. 

Hey BP community, I just recently purchased a duplex in Tulsa Oklahoma and while it's in fair shape generally, there are several smaller projects around the place that need to be taken care of.

The financier of the project owns an instrument rental company and would like to make their headquarters out of the parcel.

Or pass on the deal as I have my hands tied up in my current project?

You don't base your offer off of projected potential rent rates only current or previous.

BTW, I do receive zoning board meeting notices from the town when neighbors file for variances, so you can't do it in secret.I don't know the procedures and politics in your area, but I described what will happen where I am.BTW checking who are family members is not a violation.
