That being said, you could either become an agent now, bust your *$% for 2 years and qualify for the loan then OR you could still be an agent and find a co-signer/partner to go in on a deal with you sooner.Being an agent is not easy but its simple.

The cash flow won’t be as good as c type areas, but, the up side is more responsible tenants (not always though), easy to sell when ready, and a bonus of some decent appreciation.

I can definitely get those numbers on the coast here, but it would definitely be a push to get that in a non-coastal city.Cash out financing: I would talk to a lender about how easy it is to do a cash out refinance.
