Just be sure you're giving them awesome info in exchange for their contact information.Then you play the follow-up game, because not everyone will be ready to list right away, and the Home Seller's Guide is great to fish for leads who even have the slightest thought about selling. :-)

As a parent, it's stressful wanting to be able to give them more (by that, I don't mean money/expensive gadgets) but a more suitable living environment (no cockroaches/mice infested/ants).

@Nina Haman I have spent 30 plus years loaning money and borrowing money.. as some point you realize whats real and possible and what is not.. remember many of these folks these days fishing for loans have loss leaders.. and many just try to get you to send them due diligence money with no intention or ability to lend

Generally I dont like investing in an environment like that but if it stays flat to slightly down and cashflows i can still depreciate so its not terrible.2) oil pricing might impact investors and could create some situations where investors need to free up cash and basically have to sell properties even if its cash flow positive to raise cash.
