South New Jersey Investment

Hello, 

How is the real estate market in Southern Jersey, especially around the Woodbury/Deptford areas?  I'm chiefly looking into multi-family units.

Hi Everyone,

The Multi-Family Market in Deptford and Woodbury is pretty big. Especially in Woodbury, a lot of properties available. Most are turnkey though which turns off a good amount of investors. And a good amount are overpriced right now. There are a few deals I come across each week. There is a 7 unit available right now which looks promising.  So it really comes down to what kind of cash flow are you looking for in your property. 

Some other great rental markets I can recommend in South Jersey though are Glassborro, by Rowan University, Sicklervile, Audobon and Collingswood. These all have a good amount of properties available and have good deals as well. 

I think that for each town it really just comes down to what strategy do you need to use to make it work in that town. 

What other questions does everyone have? I work a lot in South Jersey and Primarily with investors so I know the market pretty well.
