Mind you, I am located in a tenant friendly city which is DC.

John approached me by telling me all of this, and that he also had talked to another friend of his who had told John that he knows a realtor who can do it for $2000 as well.

My friend lost about 5 k. plus moving again.I have also run into problems with liens that the owners didn't know about.

Friend, acquaintance, recommended by a friend...NOPE!

So, I worked with some real estate agents to find distressed properties, found some cash buyers but still got no where, more so because the agents I worked with that claimed to be investor friendly knew nothing about wholesaling .

They snagged me some solid tenants that I rarely hear from or about.I’ll be flying out to check the places out eventually, and write it off as a real estate expense trip (although the trip may coincidentally be at the same time as my friend’s bachelor party...)

Or I can sell some stock, because being resilient also means being diversified.As I read these boards and talk to various friends and colleagues, I grow increasingly concerned that many people trying to make money investing in real estate are highly leveraged and have built portfolios that leave them very vulnerable to things going wrong.
