Considering they aren't here to view the property, those buyers could always come back at me and say I just wanted to double end the deal and didn't care about their best interest.

The property is in rough condition (only viewed outside as I drove by) but my offer was to feel out where he is at on his loan.

Viewed multiple properties with him, bid on a duplex and got outbid, then bid was accepted for this property and I moved in and rent the other unit How did you finance this deal?

The property I am targeting appears to be basically well maintained though it does have some visible deferred maintenance, but nothing out of the range I have dealt with on everything else I have ever bought,   but it is long term ownership and I have good reason to believe (sneaky spying via google street view) the ownership is quite elderly at this point.   

On the 3rd floor the tenants will be moving out by the end of the month and it looks like a perfect place to start an Air BNB, Nice view, private walkway, 2 bedroom, kitchen etc.
