It is a disaster to manage property filled with sub par tenants, constantly chasing rent, dealing with evictions, etc.Most states require you to be licensed under a more experienced broker for 2 years before you can hang out your own sign. 

In a more competitive market, with more investors, maybe it will work out better.

I also always do them on Saturday's when most people are driving about in a more leisurely manner and not as concerned about getting from point A to point B.

Your returns will be lower and you will have other issues as I believe its a more tenant friendly state.  

With a few hefty assignment fees you should be able to pay down some of your debt, not only easing your tensions but making you a more attractive borrower in the eyes of the bank.

I would want to use a lawyer in a more secure deal where I know I could afford him.The deals that came in are both two bedrooms and under 1000 sq ft, which makes me skeptic about my ability to sell them with barely a buyers list.
