I second the rental amount (for the neighborhood) because that is a very nice upscale home.My other thought is to me it's aimed at (for lack of a better term) Yuppies...higher income folks who like to entertain and show off an upscale living space.Are there a lot of those types around or are they few and far between. 

And, there are many more considerations than the ones shared in making a rate determination and planning for a 5-year refinance while at the start of a contractionary economic cycle is entertaining at best.

Im Kissimmee I have 2 beds in every kids room, but only one in adults.
