Don't cram beds into rooms, it just looks tacky. 12 x 15 is not that large a room anyway. More guests does not equal more money, just more hassles, more cleaning., more wear and tear...

Kings sleep 2 just like Queens, they are just more spacious.

@Garrett Gruss depends on your market.  If you get families I would be inclined to put two beds in one room and maybe a king in the other.  If you have parents with two kids the girls will sleep together the boys won't. However your room is 144 inches x 185. For two queens 120 inches is bed 65 inches for walking so at least 1 bed is jammed against the wall.  You might consider a different combo like a queen / twin/ or queen /full depending on where closets etc are. Then it is still suitable for two couples but also families with 2 kids.

If the home has large living spaces, or multiple living spaces as many of our Orlando area homes do -- then it should be able to support the additional beds. People need the room to spread out. If a room is large enough, two full beds is a nice option. It won't feel cramped, but the room can still sleep an extra child (or two) if need be. This gives more flexibility to the home and should also deliver higher rates. Just make sure you have enough seating, plates and flatware, etc. for the maximum possible occupancy in the home.

The more beds, the more parties. The bigger the place the more likelihood you have of your guest throwing parties, even if you say they are not allowed. I think people go more for the aesthetic than anything else.

As a further example, we have one STR that is 1800 SF and has 4 bedrooms. We could have had 10 people in the house. We turned the 2 upstairs bedrooms into a 'yoga room' and an 'office' and market it as a 2BR house. Maximum 4 people are allowed. When we got the city permit they even said they would allow 6. I asked them to put a 4 person max occupancy on the permit and they did.

So I figure (based on research through AIR and VRBO) that we are losing possibly $60 a night. But that is fine by me....no parties/events/noise/trash issues is like money in the bank.....

I wouldn't cram guests in. I think guests have a better experience when there are not too many of them in a space.  I have a house that I can put a sleeper sofa in, but we chose not to because we didn't want our guests to feel crammed in there.  Maybe we will in future.  I think if you put a king bed in as Luke suggests, then you can count on sleeping two people still.  But, parents traveling with kids can have their littles sleep in the bed and there is room for them.

Yes, and it's not like every extra bed brings in $50 a night or anything...the return is small and the risk is large. Just make the place nice, comfortable and a place that you'd enjoy visiting. It'll rent out more and you'll have less issues. At the end of the year, you're way ahead $$...

Im looking in many markets now and its always interesting to see the difference.  Im Kissimmee I have 2 beds in every kids room, but only one in adults.  When looking in Orange beach or Myrtle I see many 2 beds have double queens per room to sleep more.  What I would caution is stuffing people in.  You may be able to stuff a bunch of queens and a roll out couch in your 800 sq foot 2 bedroom, but does the house really fit 8 comfortably when they are up moving around?

If I have a big bedroom, I'll put 2 fulls or a full and a queen in it.  I don't expect both beds to be used at the same time.  I do my STRs to traveling refinery contractors that can work a 12 hour day or night shift.  I suggest to them to put a day shift and night shift guy in the room with 2 beds.  One of my houses has a room with 3 beds in it.  There's 8-9 guys coming there today.
