I am currently looking at a 2/1 1160 sqft .5 acre lotBuilt 1960 Pier and beam Foooded during Hurricane Harvey and all Sheetrock, insulation, and flooring has been removed.

., 3 floor, townhouse condo. 

rehab items- replacing flooring- painting walls- install 2 bathroom sink vanities- install 3 ceiling fans/ lightsAny input is appreciated,  thanks in advance!

Also added pool to backyard and 2/2 ADU with bedrooms and J&J BA on 2nd floor.

The unit has 3 different floors in various rooms.

hi everyone, thanks for the help in advance. i just bought a 4 bedroom 2 bath three story property in augusta GA. in the basement is a perfect place to simply put in a door and a lock blocking it off from the rest of the house and living there while i rent out the 2 top floors.the two top floors have a kitchen, dining room, great room on the main floor and on the top level 2 bedrooms and a bath. rentometer gave me a score of $900 a month for a 2 bedroom 1 bath, but it is not factoring the 2 stories, dining room and great room. so my question is, because of two stories, the dining room and the great room how much will that allow me to increase rent by and how could i find this for myself in the future?

A total rehab: all flooring, landscaping, paint, appliances, bathroom, etc.

I just don't know if it is worth it.Is it likely I will recoup any investment to address some of the fundamental issues (raise sagging floors in the lower unit plus addressing issues that will cause in the upper unit when the walls raise 1-2", replace galvanized piping, re-do the poorly done roof) when we look to sell in 10-15 years?

I bought a fixer upper in Houston, which will eventually be a rental..where do you go in Houston to buy flooring, bathroom material, fixtures, etc at a wholesale price?

We had the interior/exterior freshly painted, new floors, new showers, removed a wall to open it up, new cabinets, and new appliances.
