Property manager compensation

So,  I recently had an offer accepted and I'm planning on some light rehab.  Since I am out of state,  my friend who is also my property manager will be managing the rehab before we list for rent.  Since I haven't done this before,  what is a good compensation for managing this? 

rehab items

- replacing flooring

- painting walls

- install 2 bathroom sink vanities

- install 3 ceiling fans/ lights

Any input is appreciated,  thanks in advance!
