I looked at Zillow Rental Listings and honestly it seems most of the current vacancies are pretty terrible quality, I think back when the military base was bigger people were able to get away with renting out in any condition simply because of the lack of supply, so the bad landlords let their properties get in bad shape, because they were able to rent them out anyway.

Now, this is of course if it makes sense to do so but there is a small chance that it may not.For example, if your credit is terrible and the Fannie/Freddie loan rate is so high that it makes your payment higher than your FHA loan, then it would not make sense to refinance....but I think that would be highly unlikely.Now, something that caught my eye...if your loan balance is $159,000....then there's no way that your new loan balance will be $159,000.

That's where cash flow comes in handy.Problem is, cashflow can always be bought (it's just a function of how much you ultimately put in), so it isn't, in and of itself, a terribly meaningful metric.
