I just don't want to be one of those that study it for 10 years and never actually do anything!  

Hey guys so I have really been studying the last few months.

If you do go, study something that will benefit your investing that you also enjoy learning about - aacounting and finance are good choices in the business realm, but so are construction management, any  of the engineering fields, and many more majors that i cant think of right now.  

However, I'm tired of constantly taking about investing, studying, reading, etc.

In the meantime, while you're studying hard for your license (Should take a few weeks to a few months), you can go to local real estate meet-ups and get to networking with some people.

You need to study the provincial codes. 

Then you can work as a CPA specializing in real estate and other investors might need you as their CPA, building your network.Last one I can think of is studying law and focusing on real estate related issues such as Probate, Evictions, Divorce, etc.Good luck!
