There is no problem using capital from a LOC to purchase property - I’ve done this several times.

With my prior experience in both traditional commercial lending, government programs, and tax incentive programs (TIF financing, LIHTC financing, and NMTC financing) I hope to be able to add value to other members while also structuring several deals and manage assets.  

I have found several things I can do better for my next property but nothing too major I missed.

The situation is this: my HOA is getting several claims from homeowners who want something that is already clearly not allowed by our CC&R’s.

Tends to be balanced.I have a solid rehab contract and auxiliary docs that addresses several major points.I started out in REI in 2000, wholesaling, then moved to rehabbing, got a partner, then buy-and-holds. 

There are several Lenders on the BP forum from the Dallas area, or PM me and I'll put you in contact with a Lender I've used for years that will take excellent care of you.

There are several note servicing companies that will do this.
