I have no problem with taking risks, but i like to do what i can to minimize the damage from my eventual screw ups.

A pitch that says, "I'm one of your tenants and I'm working with partner X (who's done this before)..." is much more credible than "I'm one of your tenants and I want to buy your building, but I can't afford it, so I'm asking you to help me

Long term tenant that's staying does some snow but minimal and that used to work with other tenants. 

So as an investor, you can aim to minimize your federal taxes which will have about triple the impact on your bottom line, or you can aim to minimize state taxes.
