New Investor -- need advice

I'm in the Savannah,GA area and was thinking of purchasing homes at courthouse auctions in surrounding counties...

Would it be better to find vacant homes and try to buy them through financing or purchase homes using cash. 

I have roughly 200k to devote to my first project.

go to auctions first. Brandon went to one near him and there was only one other guy there. If there's not a lot of competition buy the ones at the end of the auction. 

But at the same time it won't hurt to send letters to vacant home owners.
