I'm 26 yrs old and living in my parents house (3 bed, 2 bath, ~1300sq ft) in a relatively low cost area for NOVA (Woodbridge VA). 

This is of course due to current market conditions and low inventory levels.

There's pockets all over the greater Tampa Bay Area that are B class and up but balancing that with a decent cap rate is going to be tricky unless you either have low cap rate expectations or are will to do value add to the property or being more creative such as using a short or midterm rental strategy or even room by room with padsplit.2) Verify as well the 1031 is going to allow "like for like" into a single family. 

This is where having little to no experience makes it difficult because you probably won't have a track record with trades like plumbers and maintenance people so I'd work on building out those relationships as quickly as possible.

@Jack Anderson We have seen properties with a purchase price as low as $150,000 benefit from a cost segregation study, but of course, the benefits of a study are different for each person and each property. 

Triplexes can often be acquired in the low $400's, prime duplexes in the low $400's as well.

We get emails from wholesalers that get close but the properties are to small for our buy [box] (low ARV or rents), bad locations, distressed beyond belief, or a combination of it all. 

I often don't agree with all of the free advice that people put on here as the experience level and barrier of entry are very low.

I should expect minimal maintenance.
