Explain to them that it your legal right to end their lease (or rental agreement) within the bounds of what is laid out in it  (notice of X days, non-renewal, etc.) but you want to talk to them so you can reach an agreement.If they really really really want to stay, maybe they'll move into the other side once you've renovated it?

The buyers came "pre-qualified" (term used loosely to say the least), the house appraised above the contract price.The buyers were going to use an FHA loan - as it turns out, they didn't have the money for the 3% down payment or closing costs.  

Since it's our first house we prefer not to loose the benefits of the FHA loans and therefor thought it might be better to buy it through the LLC.
