Ask Seller To Fix Issues After Inspection or Take As-Is?

I’m buying a 2-flat off the market that was just gut rehabbed and the inspector found some smallish stuff: A few electrical issues and cracks in the cement stairs mostly. The inspector said it’s nothing major and that it’s a good rehab overall and the rehabber didn’t cut corners. My lawyer is asking me for a list of items I want either repaired or a credit on. Ideally, it would have no issues. But I already saw the house and we agreed on a price with the seller. I doubt he wants to do more work to the house or give me a credit. I definitely don’t want him to get offended or whatever and back out of the deal. The house is a great deal even with this stuff which I’ll have to fix myself. What should I do? Say I’ll take it as-is or ask him to fix/credit the issues?
