Direct Mail to Property Owner

Hey guys need some advice and opinions on my property owner letter draft. For great leads on property's owned outright in my market area. Some say to keep it short and sweet, while others state to personalize it by making it clear your interested. I want to send out different drafts I made to get a feel for what may work, just don't want to sound like a fool and loose potential deals at the same time. I would appreciate any help your willing to give,time is of the essence. Thanks in advance

My name is Sam, and I am an Investor specializing in buying homes in the XXXXXX area. I am writing to find out if your property is for sale? If so, I may be interested in buying it. I am not a realtor. I am an individual looking to buy some properties to invest in long term. I hope you will give me the opportunity to work with you.

If you are interested in selling, I would like to set up a time to meet with you and discuss how we can proceed. I will then evaluate your property in more detail. I can usually make you an offer within 24 hours. I generally buy properties As Is with “ALL CASH” or work out some type of Owner-Finance. This process takes on average 30 days to close.

It is my wish to help you in any way I can for taking the time to work with me. I also have a referral incentive program if you know of any person interested in selling their unwanted property.

Hi @Sam Ojo. Firstly, welcome to BP. From taking a look at your letter, everything looks well put together. Only thing I would possibly include would be an website address(if available) along with your contact info. Perhaps put a biz card in with the letter. Sometimes sellers like to communicate via email/"contact us" outlets. If you do decide to switch up formats, just keep tabs on which ones are working for you and tweak until you find something that works for you in your market. Hope that helps.
