HEEEELP I got an offer accepted Part II

So just now I get a phone call. It is the vanishing lady. She starts with,

"Jerryll.. I am SO sorry... I really want to sell and I know I have already inconvenienced you enough..."

My heart just dropped dead... I closed my eyes and my head just dropped...

So... she continues.. I AM going to sign the contract, actually I am signing it right now,.. but could we meet tomorrow to get you the contract... and I heard angel choirs sing .. "haaaaaaaaaaaaaaaaa"

and sun shone on Penny (I named my fancy contract signing pen "Penny"). And there was peace across the land.

So she said call me so we can find a place and time. Before she finished her sentence I go , LETS MEET AT 2:00:34s YOUR PLACE ( damnit!) She says "perfect".  If this continues to be drawn out like that I won't have any emotion and excitement left. I have used it all!

SO.. here is the issue... there is always an issue...

One unit is tenanted.... and owner didn't tell tenant house is being sold.

It is not a lease.. it is a rental agreement.

Is there a special way to sign the contract? And are there any issues I need to look out for? I know this will probably scare some buyers away as the house does need work and I can't imagine doing work when there are people in an other unit. And eviction... kind of harsh no?

Any words of heavenly wisdom?

Well if you're planning on getting the tenant out of the property, I think you need to be a little careful.  I know here in Florida, if I were to purchase a property with a tenant, I'd have to live with the existing lease.  Now you mention a rental agreement and I'm not sure what the difference is.

I know when I'm faced with needing the relocate a tenant, I usually pay them to move and fund their moving expenses if I want it bad enough.  Sometime the property is in dangerous and unlivable condition and that cash for keys strategy is the best way for me to handle it.
