I've never done student housing on the landlord site, but I did live in a house with 7 bedrooms and an apartment out back that used to be the detached garage.Overall, a positive experience, but here are a few things to consider:1) You want everyone signed "jointly and severally liable" for the rent.

House hack via multi-family is an excellent way (one of the best) to boost your RE portfolio.I prefer detached SFH over townhomes.

Our house is amazing, if I may say so myself and the odd shaped land includes a 224 sq ft workshop (detached) on top of large piece of ledge with big windows and south and west exposure.Thanks for asking!

For Instance: If a medium density (4 to 6 lots/acre) Single Family detached development is the most appropriate use, you can work backwards by running a residual analysis to find for paper and finished lot values.For Example: Let's say that single family homes in market area of the site for ~2,000 sf house is currently  selling for $250,000.
