Additionally, there are a lot of landlords that will give rave reviews to bad tenants because you just called and told them you are willing to take that bad tenant off their hands and give them a new house...what do they care if they destroy your property?

After a bedbug infestation in one of the properties I manage I now write in the special provisions section: "with the exception of wood destroying insects, tenant is responsible for pest control up to and including pest control."

I can't tell you the number of young guys and gals that when I ask they tell me they are wholesellers, and when I ask how many wholesale deals they've done it is zero, and when I ask how many deals they have currently locked up to show me it is zero, or they will try to show me something that is already on MLS at retail price that they don't even have locked up as if I'm an idiot and they completely destroy any credibility with me and I will never do business with them ... that last bit was a bit of a rant, but you don't want to be one of those guys.

Plus, I did email notices to tenants whenever necessary, so in the event a file was destroyed in a fire or something, I could just access my email and get whatever we'd need, including a copy of the contract, which I would email to tenants.But, the spreadsheet I designed has a rolling total that rolled over from tab to tab - one tab for each month of the year.
