Renters paying upfront x13 mos.

New student renters graduating next year will pay upfront x13 mos' rent and water bill ($75.00/ mo). ( they will pay all utilities). Will reimburse water fee if they overpaid at lease' end. Anything else we need to be considering with this rental term?

Do not accept that much rent up front. It is ALWAYS a huge red flag. You are only setting yourself up for all sorts of problems. If your tenant has some kind of weird financial situation, tell them to open a savings account and pay you from it monthly. There is no reason for you to accept more than a month's rent at a time.
