After a day of explaining to them how many ways they lied, miss represented the property, and breached the contract they agreed it was in their best interest to sign the mutual cancellation of escrow and the Title office sent back our $10k earnest money. 

For a “typical” home, $25k would be reasonable, but we both agree that it’s not worth putting more than a few thousand in - if that.

I’ve done some research myself but it’s hard to try and pick out one city in the entire country to find an ideal rental property.

A few things that I will add is if you will be in a different country at the time of closing on the mortgage your lender may require you to sign docs at a us embassy.
