The key to it, is have the home available during the busiest of times, maximize your dollar during those times - often times it takes getting the word out there, advertise in other ways, just get that property booked when it's hot season.

Prices on the north side are past what I find inviting, but a mailer campaign can still result in excellent deals from very motivated sellers.Multi-Family is hot now and getting hotter.

When I was wholesaling this was the part that I absolutely hated, except in my end I was receiving the calls as I did a mail campaign and people were responding off of that back to me.

Just because something is not advertised as such, you can make offers asking for owner finance.

The user interface is clunky, the property advertisement page is very basic, and the ability to do "unique" things is tough.Some of the other services I use are Podio, ISC (for resident screening), Cozy for electronic payments, and rentalapplication.net for online applications (as it was free, but soon to charge).
