Las Vegas Short Term Rental

Hi All. First poster here. I've been doing some research on Las Vegas condo-tel properties and wonder if there are any other Airbnb LV investors in here. I'd love to hear your story and get some feedback on the market. I know it is decently saturated at this point but still see people booking. I'm looking to come in under 200k putting 20% down. HOA's on the other hand are out of control. About $650 average is what I'm seeing.

During the busy months, I know the unit will rent out most nights, but I am worried about the off season in Vegas. I also see about 40-50 other units in the building. Anyone with experience or comments on this? Thanks in advance!
