@Rob Botelersince you are looking for specifics on one county, you may not get a solid answer, so my thought is go to tax office and ask them, they will have the answers - thats how I started and it served me well.

I just went into the office of the realtor on the seller's side and we had a good discussion.

The loan officer at the bank has looked into every avenue he can think of but we are stuck for 60 days until we can get two full monthly statements with my wife's name on it. 

or 3. have to go down to the tax office to make an offer?

I have zero investing experience.Background...After speaking with a loan officer she suggested an agent that has worked with investors.  

I would suggest talking to a loan officer at your local bank to see what FHA product you may be able to qualify for.

Hi Evan,My office has a lot of Fannie Mae listings and I'm familiar with the contracts.

The transaction was done at an attorney's office and processed through a title company, it did not involve lenders or realtors.
